We could not depressurize this condo, see the false ceiling?  Look at what we found below.........

The false ceiling was open and open to the attic on the side roughly 20' x 12".  The "decking" that we did find was cardboard sprayed with texture to make it look like drywall decking.  This is a 30 year old condo and 10 other floor plans exist in the complex, all with the same problem.   The attic was a great playground for the owners cat, but no more!  We sealed it up and it tested out at .36 ACHn, (natural air changes per hour).

This is just a small sampling of things that we see every day.  Wish you could see it first-hand, well...

 RATS!  At least they died together  "Houston, we have a problem! "  "We are venting something in the attic  Deteriorating Gray Flex duct, popular in the 80's
     
"Slinky" sealing up a return   Not the best picture, but shows Eric sealing inside a wall return that was only 12" deep, look at his toes hanging out, we used a can of spary foam as a reference! Condensation on registers due to improper insulation.  We fixed it .......no problem!
 
     
GOOD NEWS - Radiant Barrier - BAD NEWS the duct is disconnected. (see the start collar and duct lying on the attic floor)   We helped a friend out on an energy audit and found where the leakage was!  Owner had another company install radiant barrier, look at the result.  Carelessness 101. Nasty Filter!  Dust on top of dust on this filter!  When we put tape on the grill to run the duct blaster, it would not stick!
 
     
 MOLD....this house had mold in every register we pulled down.  NASTY!  Wonder if they had lingering colds, coughs, etc... Good sign of RATS  Airflow 101 - Shortest distance between 2 points is a U!
     
The furnace closet was the coldest area of the house!  We had to create a seal to depressurize this duct system.  Again, very dangerous for CO escaping - The Silent Killer.  Plus, the air was not filtered.  Add a dozen plumbing penetrations, a dozen light fixtures, flue pipes, etc....and you may as well leave a window open - in July! 
     
 Before - difficult to see but this return air, though filtered, was FULL of dust, hair, etc... After - scrubbed, vacuumed, and sealed the return air. (yes....we did fill in that corner!)   No wonder these folks were miserable inside, they were conditioning the attic!
     
 Air Infiltration through a door.  NEEDS weather stipping in a big way! Headaches anyone?  If house becomes depressurized, the CO from this furnace closet will infiltrate into the living area.  SEAL IT UP!   GOOD!  Typical wrap we do on exposed walls to the attic.  Looks like the Lunar Module!
     
Every contractor wanted to replace these metal ducts...not us, we love metal ducts!  Removed existing insulation;  sealed up gaps, new R-8 insulation, sealed with metal tape and gray pooky.  Tested out at 6% leakage!   Eric.....crawling into another return to seal it up......going where no man should go!
 Does it get any better than this?......smooth coverage with about R-44 insulation
